In-Site Location Selection Investigation: Don’t Make a Move Without it
In-Site Location Selection Investigation offers home buyers and business owners crime and hazard protection.
Las Vegas, NV (PRWEB) April 20, 2005 - “Until now, home buyers could expect
to receive more protection from bugs than from the threat of crime or hazardous
situations,” says Robert A. Gardner, CPP, a security consultant and private
investigator with offices in Ventura, CA and Las Vegas, NV. “While government
regulations may require termite inspections and disclosure that a property has
mold or may be at risk from a 100 year flood, there are usually no requirements
that prospective buyers be told of potential crime risks or other hazardous
conditions”.
“The fact that a neighborhood is experiencing a rash of
burglaries or robberies, that the area is plagued by gang problems, or other
criminal activity, or that a nearby neighbor has a penchant for selling drugs
and throwing wild parties, is usually only discovered after it is too late,”
Gardner warns. “The same is true of less obvious dangers such as slow police or
fire department response, lack of adequate evacuation routes during emergency
situations, or dangers posed by hazardous facilities or activities in the
vicinity.”
Gardner advises that, “Anyone moving to a new home or business
location should make a serious effort to ensure that the building provides
adequate security and that the neighborhood offers a safe and crime free
environment for living or working.” He observes that “one or two casual visits
to a new home or business location can often be deceiving. A neighborhood that
appears quiet and serene on a Sunday afternoon can become a homeowner’s worst
nightmare on Saturday night. Likewise an attractive business district during
office hours can often become a dangerous no man’s land after dark.”
To
address the problem, Gardner has drawn on his more than 35 years experience as a
security manager, police crime prevention specialist and emergency planner to
develop In-Site, a unique new service which gives home buyers and business
owners the ability to accurately assess the security and safety of an area
before deciding to move there.
Currently available in California, Nevada
and Arizona, In-Site is a three part program designed to provide an in-depth
analysis of a location’s physical security, neighborhood characteristics, crime
history and hazard profile. The client may choose all three program components
or just one or two. Program components include:
Physical Security
Analysis:
Using the highly effective concepts of Crime Prevention Through
Environmental Design, an experienced security professional conducts an on-site
inspection to assess the presence and effectiveness of physical security
measures on the property.
Statistical Analysis:
Available crime
statistics and other pertinent data are obtained from local public safety
agencies and private reporting services. Analysis of police activity reports and
statistical data provides valuable information regarding crime types, crime
rates, and calls for police service for the selected location.
Area
Survey:
A skilled investigator conducts a site visit which may include a
door-to-door check of neighboring residences or businesses to gather facts and
opinions about criminal activity, disturbances and general quality of life in
the area. If desired, surveillance of the location may be conducted to obtain
first hand information about activity in the area. A hazard assessment may also
be performed to verify area emergency access and evacuation routes, identify
significant hazard threats, and assess the reputation and effectiveness of local
police, fire, and emergency medical services.
